NO PETS ALLOWED: Most of our homeowners request that there be NO PETS in their cottages, condos or town homes. A CONCEALED PET IS CAUSE FOR EVICTION AND FORFEITURE OF RENT AND DAMAGE DEPOSIT. Only bring a well mannered pet to homes where they are allowed.

HOUSE PARTIES: Bryson & Associates, Inc. does not allow house parties organized to celebrate graduations, proms, or gatherings of a similar nature. If this occurs, the result will be eviction without refund. The person or family who holds the reservation will be held liable for damages to the house or its contents and is subject to criminal prosecution. We reserve the right to require identification and not rent to individuals under 21 years of age. Also, we reserve the right to refund deposits, refuse rental or discontinue occupancy if we determine occupancy may be detrimental to the property. We rent to families and responsible adults who comply with stated rules of conduct. Bryson & Associates, Inc., reserves the right to exercise good business judgment in rental administration.

CAPACITY: Please choose a cottage large enough to accommodate your family. An overcrowded home creates problems with septic tanks, air conditioners, hot water heaters, refrigerators, parking area and neighbors. IF A UNIT IS FOUND TO HAVE OCCUPANCY IN EXCESS OF THE MAXIMUM, THE GUEST MAY BE REQUIRED TO VACATE THE PREMISES IMMEDIATELY WITHOUT REFUND.

NO SMOKING: Some homeowners have requested that guests refrain from smoking cigarettes, cigars or pipes inside their property. Please respect their requests where we specify this rule.

SHORT VISITS-LESS THAN A WEEK: Most properties in this brochure are available OFF-SEASON for short stays of 2 nights or more. During the Prime Season, short stays are sometimes possible when vacancies exist, but we CANNOT ACCEPT ADVANCE RESERVATIONS FOR THESE EARLIER THAN 5 DAYS PRIOR TO THE DATES YOU DESIRE.

MID-SEASON RATE: Most of our owners are participating in a MID-SEASON rate covering the beginning and ending weeks of the peak season. The weather or the water may be slightly cooler than prime time but the VALUE is SMART. Mid-season rates are detailed in the brochure.

RATES AND DETAILS ARE SUBJECT TO CHANGE: Bryson & Associates is not responsible for printing errors or changes made by homeowners.

BOOKING FEE: All reservations have a $50 booking fee used to help cover some of the equipment and administrative costs of property management.

ITEMS TO BRING: You must bring your own SHEETS, PILLOWCASES, TOWELS, and BEACH TOWELS/BLANKETS. Bring paper products, non-abrasive cleaning supplies and beach furniture.

RENTAL EQUIPMENT: Linens, baby or beach items are offered through Sunsational Rentals at 1-800-910-6088 . FREE DELIVERY to your beach home and FREE PICKUP are part of the service.

CHECK-IN : Each week we will allow a limited number of guests to check in at 1:00 pm. This must be scheduled when making your reservation. There is a $50 charge for this service, payable with your final payment 30 days prior to check in. All other check ins will be at 4:00pm. START YOUR ISLAND EXPERIENCE EARLY! PLEASE plan your arrival time to correspond with this policy. Make sure that members of your party DO NOT GO TO THE BEACH HOME PRIOR TO CHECK-IN as this may delay the cleaning service resulting in a DELAY OF YOUR CHECK-IN. NO KEYS WILL BE ISSUED UNTIL HOME/UNITS ARE READY.
